What is a Dutch energy label and when is it required?

A Dutch energy label (under the NTA 8800 standard) shows how energy-efficient a home or commercial building is. A valid energy label is legally required when selling, renting out or handing over a building in the Netherlands. Without one, the notary cannot complete the transfer and you risk a fine from the ILT.

How long is an energy label valid?

A newly issued energy label under NTA 8800 is valid for 10 years. Older (pre-2021) labels remain valid until 10 years after their issue date.

What is the difference between NTA 8800 and the old simplified label?

Since 1 January 2021 every energy label is drawn up under the NTA 8800 method by a certified EP advisor, with a physical on-site inspection. The simplified (self-completed online) label is no longer valid for sale or rental.

How quickly can the inspection be scheduled?

A Funda floor plan is a clear 2D drawing of your home's layout, including furniture and dimensions. Real-estate agents use these floor plans as standard on Funda for a professional listing.

What is a NEN 2580 measurement report?

A NEN 2580 measurement report determines the exact usable floor area (GO/GBO) and rentable floor area (VVO) of your property under the Dutch measurement standard. It is required for sale, rental and valuation and is requested by notaries and appraisers.

Do I need to be present during the inspection?

Someone with access to the entire property (all rooms, attic, crawl space if applicable, and the meter cupboard) must be present. It does not have to be the owner; an agent or tenant works as well.
